Elections: All current board members: Steve Weiler - President, Joshua Howe - Vice President, Shelby Howe - Treasurer, and Katrina Daume - Secretary have one more year of their 2-year terms to serve. The other two board members elected in 2024 have resigned. No new candidates have come forward to join the board, so there was no ballot this year for candidate voting. If you are interested in joining the board, please let us know.

- Completed Projects in 2024:
- The gate electrical has been completely upgraded with a new electrical box, and Helco has installed a new smart meter.
- The front gate and all poles/boxes have been completely refreshed by being stripped, sanded, and repainted.
- New front gate lights, private road signs, an additional speed limit sign, and a security monitoring sign were also installed at the gate.
- The video camera system has been completely replaced & upgraded, and the gate is now under 24HR monitoring that is recorded.
- An automatic exit loop has been installed on the exit side of the gate due to county & insurance requirements.
- Bookkeeping has been audited back to 2021 & made ready to do missing taxes
- Complete revamp & continual updating of KGE website
- Paperwork in the container has been organized by year into bug/rodent proof bins.
- Working with USPS to replace the broken mailbox door, get the parcel door lock fixed, and the two parcel locks in CBU C keyed. USPS is extremely slow to act and one maintenance person covers the entire island. We can only work on the mailboxes when the USPS carrier is present, but the new door for box 8 is on hand.
- This took 10 executive and/or regular board meetings & multiple hours per meeting to accomplish. The board has spent hundreds of volunteer hours on the community.
- Current lawsuit status and potential implications to the KGE subdivision
- KGE won in summary judgement on all points except one small procedural issue.
- Judge ruled that KGE has legally adopted a legitimate rule prohibiting accessing adjacent properties by using KGE roadways to do so
- We need all members help in notifying the board if you see anyone accessing another subdivision using KGE roads
- Briefs are due Feb 28 for the summary judgement that took place on 12/27 - Mancini has to decide by this date whether he wants to go to court on the one point we didn’t win in summary judgement. If he wants to take it to court that will be in May 2025.
- After that court date/final judgement, he will have 30 days to appeal the rulings from this court - if he appeals we could still be dealing with this issue for 2-3 more years
- Future assessment increases due to rising costs: not contested by any members present at the meeting
- Lien letters will be resent to all who have past dues without a current lien
- Liens cost money to place and if we do not intend to foreclose a lien does little good
- The board intends to try to proceed with foreclosure starting with the largest lien first
- Reality is that about ¼ of the members continue to lapse in payments and we are not bringing in enough funds each year to support the basic running costs without spending any money on road maintenance
- Lower gate lock change: too many unaccounted for keys and people loaning keys to people who are not with them/their guests to use our road/gate & lock is difficult: overwhelming vote to change the lock and issue new keys with required agreement signing
